Everything on the list, one call.
Five ways we help, one crew. If it's not listed here, ask — chances are it's still covered.
Remodels
Kitchen and bathroom updates, small additions, and the rental-ready refreshes that keep a property competitive between bookings. Demo through final trim is handled by the same crew — no waiting on a tile guy who is three weeks out — with a written scope and a flat bid agreed to before anything comes off the wall. Work is scheduled around when you actually need the room back, which for a rental usually means fitting between bookings rather than closing the place down.
Full or partial updates — cabinets, counters, tile, and fixtures.
Small additions, wall changes and structural work, handled start to finish.
Fast turnarounds that get a property competitive between bookings.
Repairs & Maintenance
The day-to-day handyman list — drywall and paint, roofing, plumbing, and electrical — handled by one crew instead of four separate calls. Most of it gets diagnosed and finished in a single visit, and if a job turns out to need a licensed specialist, you hear that on day one instead of after the invoice. Small jobs are real jobs here: one cracked wall or one running toilet does not have to wait until it is bundled with five others.
Hole and crack patching, texture matching, full wall and ceiling replacement, interior and exterior paint.
Leak diagnosis and repair, shingle and flashing replacement, storm or ice-dam damage.
Fixture repair and replacement, leak fixes, toilet and water heater work.
Outlet and switch installs, fixture swaps, troubleshooting. Panel or code-level work is referred to a licensed specialist.
When it can’t wait until Monday.
Regular hours are Monday through Friday, 8am to 5pm — but pipes don’t check the calendar. If something is actively causing damage, or making a house unlivable, call. Urgent work gets fit in the same day when it can be, evenings and weekends included.
You get Scott on the phone, not a dispatcher — a straight answer about how soon he can be there, and what to shut off or move in the meantime.
The first job on any emergency is stopping the damage: water off, roof tarped, heat back on. The permanent repair follows once the house is safe — same person, same number, no handoff.
For rentals with guests on site, urgent calls jump the queue. Tell us there are people in the house and we will treat it that way.
Call (231) 445-0381 Emmet, Cheboygan & Charlevoix Counties · if it rings through, leave a message and it gets returned. What counts as urgent
Burst or frozen pipes, a failed water heater, an active leak coming through a ceiling. Every hour of that costs drywall.
A cold house in January is a burst-pipe problem waiting to happen — especially one sitting empty between guests.
Shingles off, a tree on the roof, water coming in where the wind got through. Tarped and dried in before it spreads.
A door or window that won’t secure, a broken lock on a rental mid-turnover, a garage door stuck open overnight.
A drive you can’t get out of after a heavy night, or a walkway nobody can safely use.
Cleaning
Scheduled or one-time — after construction, after a move, or between rental guests. Priced by the hour or at a set rate per job depending on the scope. Turnovers run on the same checklist every visit, so a place is photo-ready before check-in rather than just tidy, and post-construction cleans include the fine dust that settles for days after the tools are gone.
Standing recurring cleans on whatever cadence fits the property.
After construction, after a move-out, or any one-off deep clean of a place that has been sitting.
A full reset between rental guests, ready before the next check-in.
Yard Work & Snow Removal
Warm-months landscaping upkeep and winter snow removal — scheduled around guest turnovers for rentals, or on a standing route for year-round homes. Snow can be set up as a standing arrangement through the season so a storm does not turn into a phone call, or handled one-off when a drive has you stuck. Summer work runs the same way: mowing, beds and seasonal cleanup on a schedule you do not have to manage.
Regular mowing and landscaping upkeep through the warm months.
Spring and fall cleanup — beds, leaves, and getting a property ready for the season ahead.
Driveway and walkway clearing once winter sets in, plus ice-dam trouble when a thaw backs water up under the shingles.
Property Management
Ongoing management for short-term rentals — scheduled upkeep, guest-turnover cleaning, and repairs, all from the same crew. One point of contact, one invoice, and someone local who can get into the house when a guest reports a problem at nine at night. Owners who live out of the area get told what was found and what was done, not just billed for it.
Day-to-day oversight of Airbnb and Vrbo properties, including someone to call when a guest reports a problem.
Standing lawn care, seasonal work and routine checks between bookings, so small problems get caught early.
A full clean and reset between every guest, finished before the next check-in.
Pricing that fits the job.
Every job gets a clear number before work starts — which pricing style depends on the work itself.
Hourly
For diagnostic work, small repairs, and jobs where scope can shift once we're inside the wall.
Flat bid
One price for the whole job, agreed to upfront — best for remodels, roofing, and defined-scope projects.
Materials at cost
Receipts passed through at cost when you'd rather source or approve materials yourself.
Materials + markup
Materials handled end-to-end, so there's one invoice and nothing to track down.
The things people ask before they call.
Are estimates free?
Yes. We'll walk the job, talk through what it actually needs, and give you an itemized price before anything starts. No charge for the visit and no obligation to book.
How do you price work?
Four ways, depending on the job: an hourly labor rate, a flat bid for the whole project, materials billed at cost, or materials with markup. Whichever it is, it's spelled out in writing before work begins.
How soon can you get out here?
Small repairs and maintenance usually within a few days. Larger remodels get scheduled around the current job list, and we'll give you a real date rather than a vague "soon." Emergencies get worked in same-day when we can.
What area do you cover?
Emmet, Cheboygan and Charlevoix Counties — Petoskey, Harbor Springs, Charlevoix, Boyne City, Cheboygan, Mackinaw City, and everywhere in between. If you're near the edge of that, just ask.
Do you take deposits?
For most repairs and maintenance, no — you're billed after the work is done. Larger remodels and jobs with significant material costs up front may need a deposit to cover materials, and that's agreed on before we order anything.
Do you work on rentals with guests booked?
Regularly. A good share of our work is short-term rentals, so we're used to scheduling around check-ins and turning a place around fast between guests.
Who actually does the work?
Scott, the owner. The person who quotes the job is the person on site doing it — not a rotating cast of subcontractors.
Not sure which service you need?
Send a few details and we'll tell you straight what it'll take.
